What if the other owners in my building don't want to sell?+
Our model requires acquiring the full building, which means we need agreement from all unit owners. If a meaningful number of owners are unwilling to sell, the acquisition may not proceed. This is also why reaching out early matters — the more owners who express initial interest, the stronger the case we can build with the rest of the building. We handle all of that outreach ourselves.
How is this different from listing with a realtor?+
A traditional listing puts your unit on the open market, requires months of process, and costs 3–5% in agent commission. A direct acquisition by us means no listing, no commission, and an above-market price. For most owners in distressed buildings, that combination is a significant advantage over the traditional route.
How long does the process take?+
It depends on how quickly we can work through the building. Once all owners are on board and conditions are met, we target a closing period of approximately two months — covering financing and legal completion. We'll keep you informed at every stage and be transparent about where things stand.
Do I need my own lawyer?+
Yes, and we strongly encourage it. We work with whichever lawyer you choose. Independent legal representation protects your interests and ensures the transaction is handled correctly on your side. We have no preference on who you use.
What happens to my tenants?+
If your unit is currently rented, we can work with you to ensure your tenants are accommodated in the building after the acquisition — if that is your preference. All existing tenancy obligations under Alberta's Residential Tenancies Act are respected throughout the process. We'll discuss your specific situation during the offer stage.
